What
to Expect During
Foundation Repair
Our
approach is to keep you fully informed and to minimize
inconveniences during the repair process. The owner is
responsible for removing and caring for shrubs near the
foundation and for providing water and electricity during the
repair. We will remove and replant shrubs left near the
foundation but cannot assume responsibility for their survival.
Foundation
construction will occur during the workday, as not to disrupt
neighbors.
The four
phases to foundation repair are 1) excavation, 2) pier insertion
3) leveling and 4) clean-up. Here is what to expect for each
step:
The excavation phase
requires the most time and
involves digging the holes in which the piers will be inserted.
Excavated dirt is stored on plastic sheathing and excavations
are marked with caution tape or covered. It is important to
distinguish between the exterior holes that originate outside
and interior penetrations that originate inside. Interior
penetrations will cause noise, vibration and dust. Interior
penetrations can be avoided by tunneling from outside underneath
the house but adds significantly to the project expense. When
interior pier placement is necessary, special preparation and
storage of the homeowner’s belongings are required. Interior
pier placement will be determined by a professional engineer and
documented on an authentic proposal for the homeowner.
The pier insertion phase
will cause a series of minor
jolts to the house. During this phase it is important to protect
fragile items such as wall hangings, china and other items that
could become dislodged or move during the process.
The leveling phase
is relatively brief and requires
access to the interior of the house for measurements. It could
result in a series of minor jolts. This is the phase during
which damage may occur to walls, ceilings, masonry and plumbing.
It is also the phase in which existing cracks may close up and
jammed doors and windows become operable.
The clean up phase
follows final leveling. Soil is
replaced, compacted, and graded concrete penetrations are
repaired. Soil is mounded over the excavations so that natural
settling will bring them to grade level over time. Excess soil
will be distributed or hauled away.
Our engineers
will remain available during all of these phases to oversee the
success and answer any questions that may arise. We have been
through this many times and although some of the process may
startle owners who have not experienced them before, the final
result is a home of improved functionality and value. Please
